Help To Buy

Help to Buy is a government backed scheme to help people get on to the property ladder and to help people move into new build properties. It allows buyers to have as little as a 5% deposit, with a government back equity loan and a mortgage making up the difference. Typically this means borrowing a 75% loan to value or less, giving access to more competitive rates from participating lenders. Not all new build properties are eligible for Help to Buy and not all lenders offer Help to Buy mortgages, so it is important to speak to us to make sure you and the property you are looking to buy are eligible.

Shared Ownership

Shared ownership can be helpful for those wanting to purchase a home, but finding themselves unable to borrow sufficient funds to make an outright purchase. The scheme allows the purchase of a proportion of the property, which is funded by a mortgage and the clients own deposit, and rent is paid on the balance, which is still owned by the housing association.

Bridging finance offers you the opportunity to raise finance secured against a property to enable you to fund your goals, over the short term, for example, raising money against your property which is currently on the market, to secure a new property before yours has sold.

Buy To Let

There are 3 main differences in buy to let mortgages:

Rent Potential – whether or not a mortgage will be offered is usually based on the rent you will earn as well as your income. In some cases, your income is not ever considered.

Interest Rate – buy to let mortgages have slightly higher interest rates.

Larger Deposit – typically a minimum of 20% or 25% of the property’s value is required as a deposit.

The Financial Conduct Authority does not regulate all Buy to Let mortgages.
